Q) Is North Shore Club South Bend's best kept secret?
A) YES!

Q) Are these apartments?
A) No. North Shore Club is a community made up of privately-owned condominiums.

Q) What types of units are there?
A) North Shore Club consists of one-bedroom, two-bedroom and three-bedroom (one level) units and two-bedroom with den and three-bedroom (two level) townhome units.

Q) Who do I contact about purchasing a unit?
A) We have a page on our site titled "Units for Sale." However, only those homeowners who provide us with information will have their units listed. You may also contact any local realtor and specifically ask about "North Shore Club."

Q) What do the monthly dues cover?
A) We have a list of the items covered in PDF format. At the bottom of many of our website's pages is a link titled "What do North Shore Club Monthly Association Dues & Garage Fees Cover?" If you cannot view a PDF please go to www.adobe.com/reader to download the viewing software for free.

Q) How much are the monthly dues?
A) Condominiums:
One bedroom - $180
One bedroom on river (larger unit) - $221
Two bedroom - $284
Three bedroom - $336

Townhomes:
Two bedrooms with den - $355
Three bedrooms (no den) - $378.50

Q) What other bills can I expect beyond the monthly dues?
A) In addition to the monthly dues you will be personally responsible for your electric bill and telephone bill. Special assessments may also be called for depending on the yearly improvements to the property. Property tax and homeowner's insurance are the responsibility of each individual owner.

Q) Do you have a swimming pool?
A) Yes. We have a nearly olympic-size outdoor pool behind our clubhouse.

Q) Where are the tennis courts?
A) North Shore Club shares the swimming pool and tennis courts with a neighboring community (The Point at North Shore Woods, just to our northeast) and the courts are located amongst that community. The courts are a short walk from the clubhouse.

Q) How is North Shore Club managed?
A) North Shore Club is "self-managed" by homeowners who volunteer and are elected to serve on Boards of Directors for each Association.

Q) Do you have rules and regulations?
A) Yes, each homeowner receives a copy of the Homeowners Reference Manual with Rules and Regulations. Also copies of the Declarations and By-Laws should be transferred directly from the seller to the buyer.

Q) Do you have a staff?
A) Yes. North Shore Club has a Property Administrator, Financial Administrator and a Facilities Manager. The Property Administrator and Financial Administrator work in our office when it is open.

Q) What are your office hours?
A) The typical office hours are 2pm to 5pm on Monday, Wednesday and Friday.

Q) Does every unit have a garage?
A) About two-thirds of the units have garages.

Q) Is there a monthly garage fee?
A) All covered parking spaces have a $10 per space per month fee which is simply added on to the regular monthly association dues.

Q) What about lawn care and snow removal?
A) We contract a private company for both. Snow removal takes place after four inches of snow has fallen on our roads and two inches has fallen on our sidewalks.

Q) Are these private roads?
A) Yes. We own the roads north of the paved-over railroad tracks. We also maintain the road from the paved-over railroad tracks to Angela Boulevard.

Q) Do you recycle?
A) Yes. We have a separate recycling bin that holds metal, glass, plastic, paper and cardboard.

Q) Do you have garbage pickup?
A) Yes. Trash can be placed curbside on Monday and Friday mornings and our Facilities Manager will pick it up and deliver it to our dumpsters.
